After you qualify
We list the home as-is. Use Get ready and finish that work before you ask for a CMA. We will not walk the house or write a punch list.
- Send the file the same day. A utility bill in your name, and either 10–20 phone photos or a request for a recorded Google Meet. Those stills or that video are only for the CMA. They do not go on HAR.
- A person writes the CMA after public-records checks. These communities have enough similar sales that the number is usually tight. Not an appraisal. The write-up shows Path and Sell now. Weekdays 9–4 Central, within one business day. See a sample.
- Sign after you pick Sell now (0.75%), Path (1%), or Hold (1.5%). If you want 15 minutes on Google Meet to pick the package, say so when you reply to the CMA. That call is not a listing appointment. Raising a Sell now price later is Path at 1%. On Path you get one courtesy week if you want to hold a step; after that week a refused drop moves the file to Hold.
- You hire the photographer and email the files to listings@onepointhouston.com. Occupied houses still need to be photo-ready for the shoot. We do not book the vendor. Typical cost locally is $200–$400 if aerials are added.
- Live on HAR after those photos are in. Showings run through ShowingSmart. Lockbox, go-and-show. The listing agent on your file calls once to introduce themselves. After that we stay on email and text until there is a contract to negotiate — then we pick up the phone.
Photos
Phone photos never go in the MLS. Professional photos are required before go-live. You hire the photographer and deliver the files to us. Horizontal, high-resolution JPEGs; every room and both exteriors; lights on; no filters. If the set fails, the listing does not go live. That cost is not bundled into the 1%.
Who this is for
Prepared sellers. You save us time. We save you money. We can take 1% because we are not spending the week hunting people who are not ready. Most of the day is MLS input, contracts, and closings on files that already qualified. If you want someone at the house, that is Home Topic at 2% — same firm, different job — not this program.
Lockbox and go-and-show — vacant or occupied. Built 2006 or later. List price $500,000 or less. Recorded subdivision or master plan with more than 200 homes.
