Text and email. No listing appointment.

Start with the qualifier, not a calendar link.

If you would rather not meet in person, start here. If the house already meets the four rules, use See if you qualify. Use this page only if you have a narrow question the FAQ did not cover.

Put the property address in the subject. Run the qualifier before you attach 20 photos.

Phone

We do not book listing appointments from this page. After your listing is live, the agent on your file calls once to introduce themselves. We pick the phone up again when there is a contract to negotiate. Day to day is email and text.

What happens after you write

  • If the house is not a fit, we will say so.
  • If it looks like a fit, we ask for a utility bill in your name and 10–20 phone photos. The bill confirms ownership. We do not need a driver’s license.
  • Then a simple next-business-day CMA on business days. CMA means comparative market analysis: recent sales, estimated price, 90-day path.

If you are not ready and you want a traditional listing appointment, hire a full-service broker. Interview more than one. Come back if you decide this listing fits. If you already have an exclusive listing with someone else, wait until it ends.

Do not mail keys until we have a signed listing agreement and a lockbox plan.
