Some of this is true of any Houston listing. Some of it is only true of OnePoint Houston. Read the program answers before you send photos.

Who is OnePoint Houston for?

Sellers who can show the house with a lockbox — vacant or occupied. Built 2006 or later (about 20 years or newer). Expected list price $500,000 or less. Recorded subdivision or master plan with more than 200 homes. No listing appointment. Optional recorded Google Meet for the CMA.

Who is behind this?

A Houston listing team. 22 years in this market. More than 1,100 closings. You hire the process, not a six-month courtship. Write listings@onepointhouston.com.

Do you stay in touch for months until I am ready to list?

No. We do not farm you with check-ins, market emails, and “just seeing if you are ready.” That is how a lot of agents win listings. It is not this company. When the house meets the four rules and you send the file, we go to work. If you are six months out, finish Get Ready and come back when you can hand over keys.

Do you come to the house before it is listed?

No driveway appointment. You may do a 15–20 minute recorded Google Meet instead of sending phone photos for the CMA. After the CMA you may ask for 15 minutes on Google Meet to pick Path or Sell now. That is not a listing appointment. If you need someone at the house, write a punch list, or meet the stager, use Home Topic at 2% — same firm, different job.

What is the listing fee?

You choose the listing-side fee. Sell now: 0.75% or $2,500. Path: 1% or $2,500, with scheduled drops every 3–4 weeks and one courtesy week if you want to hold a step. Hold: 1.5% or $3,500, you pick the number, no scheduled drops. After the Path courtesy week, a refused drop moves the file to Hold. Raise a Sell now price later and the file is Path at 1%. Paid at funding. Listing side only. No refund if it sells fast. Hold stays Hold even if you later cut the price.

Is buyer-broker pay included in the 1%?

No. The listing agreement is listing-side only. We usually recommend you consider a 2%–3% contribution toward a buyer’s broker later, in the purchase contract, if that helps get the house sold. It is not advertised on HAR and it is not written into the listing agreement.

So what might I pay in all, if the house sells?

Listing fee (1% or $2,500 minimum) plus whatever you agree to pay toward a buyer’s broker in the contract, plus ordinary seller closing costs. Nothing requires you to pay a buyer’s broker. Many sellers still choose to, because most buyers arrive with an agent. On a $350,000 sale the listing fee is $3,500. If you also agreed to 2.5% toward a buyer’s broker, that is another $8,750.

Is this full service?

No. It is a limited-service listing for ready houses. We still represent you: CMA, written price path, HAR entry after professional photos, lockbox, offer intake, negotiation by phone or email, and contract-to-close. We do not prep the house, hold occupied showings, or meet inspectors on site unless we add that in writing.

How is this different from a cheap flat-fee MLS listing?

Flat-fee MLS is usually “we enter the listing, you handle the rest,” often with an upfront fee whether it sells or not. OnePoint Houston includes a desktop CMA, a price-drop schedule, professional photos before go-live, offer work, and closing coordination. You still do the prep. We still have to agree the house qualifies.

Why would I skip a 3% agent with a big marketing program?

A lot of that 3% is not spent on your house. It pays for leads most people reject, mail to people who are not selling, and brand ads with the agent’s face. Easy listings still get quoted 3% so those costs get covered. We do not buy stranger leads or farm you for a year. HAR already puts a ready house in front of buyers. You keep the difference as a 1% listing fee. Read Why 1%.

Why can you work for 1% when other agents say they cannot?

You save us time. We save you money. We only take prepared sellers, so we are not burning the week on people who might list next year. Most of this desk is on live files — MLS input, negotiations, closings. That is the work that actually moves a house. The discount is the other side of that bargain. If you want the two-hour pitch and months of check-ins, you are paying for that time, and this is the wrong program.

Can I get 15 minutes on video after I see the CMA?

Yes. Reply to the CMA and ask. Fifteen minutes on Google Meet to pick Sell now, Path, or Hold. We will not walk the rooms again and we will not sell you on listing. If the write-up is clear, sign from the paper.

What if I want someone to come to the house?

That is Home Topic, not OnePoint. Listing side 2%. They will set a time at the property. Same firm — Home Topic Inc. Different job. Run See if you qualify. If you fail a rule, send the Home Topic card on that page. We will not flip a OnePoint file to 2% on the same call.

What if I signed Path and then I do not want the scheduled drop?

One courtesy week. Email before the drop date. After that week, take the drop and stay on Path at 1%, or the file moves to Hold at 1.5% or $3,500. We do not file a cut against your written “do not reduce.” We also do not leave a Path file frozen for free.

Do you hold open houses?

Not unless you book one. $150 for two hours, licensed agent from this office, paid when you schedule it. Refreshments and extra hours are extra. Occupied houses still have to be show-ready. If you want opens every weekend, you want Home Topic at 2%.

Listing a home in general

Is broker compensation set by law?

No. Broker compensation is not set by law and is fully negotiable. That sentence belongs on listing agreements and buyer agreements in Texas.

Why don’t I see a buyer-agent commission on HAR anymore?

After the 2024 NAR settlement, MLS rules stopped carrying offers of compensation to buyer brokers. That is a seller-friendly change. You do not pre-commit on HAR. If you pay a buyer’s agent, you decide it in the purchase contract when you can see the offer. OnePoint is built that way: 1% on the listing side only. Read Why 1%.

Will buyers still bring an agent?

Most will. Buyers who want an agent now sign a written buyer agreement before tours. That is why sellers still talk about a contribution in the contract even though it is no longer a line on the MLS.

What does HAR actually do for my listing?

HAR is Houston’s MLS. A listing entered there is what feeds HAR.com and, from there, the big public sites. Phone photos and a Facebook post are not the same thing as an MLS listing. The public listing is entered by our brokerage. The service you hired is OnePoint Houston.

Do I have to disclose problems?

In Texas a seller generally delivers a Seller’s Disclosure Notice. Flood history, HOA issues, known defects, and prior insurance claims belong on that form, not in a hallway conversation. Incomplete disclosures create lawsuits. They do not create leverage.

Should I do a pre-listing inspection?

Optional. Useful if you already know there is a problem you would rather price than argue about later. Not required for this program, and we will not walk the inspector through the house for you.

Do vacant homes sell worse?

Empty rooms can look smaller in photos. They also show on the buyer’s schedule, which is the point of this program. Clean, lit, and lawn-cut vacant homes in large subdivisions still sell. Dead grass and a shut-off A/C do not.

Photos, access, and going live

Why phone photos and then professional photos?

Send 10–20 phone photos or book a recorded video walkthrough. Either one is for the CMA only. They do not go on HAR. A person on the Houston desk writes the CMA. These sections have enough similar sales that the number is usually tight. Professional photos are still required before go-live. You hire the photographer and email the files to listings@onepointhouston.com.

When does the listing go live?

After a complete file, you get a simple CMA within one business day: the comps we used, an estimated sales price, and a brief path to sell in about 90 days. It is not a comprehensive adjustment grid. If you sign, you send professional photos to listings@onepointhouston.com. The listing goes live on HAR after those files are in. Showings run through ShowingSmart. Not before.

Why do you ask for a utility bill?

A bill in your name is how we confirm we are talking to an owner before we spend time on a CMA. We do not need a driver’s license. We do not run credit. Send it to listings@onepointhouston.com after you pass the qualifier.

What is the price path?

A written list price plus scheduled reductions every 3–4 weeks if the house has not gone pending. You agree to the path when we list. We do not improvise a new price every weekend.

Do you list as-is?

Yes. We price and list the house in the condition shown in your phone photos. Finish Get ready before you ask for a CMA. We will not use this program to project-manage repairs.

If the buyer wants repairs after inspection, do you handle the work?

No. Our advice in option is a dollar amount — a credit or a price change — not a list of repairs you will complete. We will still present a repair amendment if the buyer sends one. You decide. If you choose to do the work anyway, you hire the vendors and you own the result. We do not meet them on site or warranty the job. A credit shows on the closing statement. A punch list puts this desk in the middle of your cousin and their inspector.

How do showings work?

Houston-area listings use ShowingSmart. Lockbox and go-and-show. We do not meet buyers at the house.

Will I get showing feedback?

ShowingSmart asks the buyer’s agent for feedback after the tour. Your email is on the showing as a contact, so you see who showed the home and when. If they leave feedback, you get a notice. We do not separately chase feedback on every showing. If you want more than that, you may email the showing agent yourself.

Who is my contact once we are working together?

Email and text first. After the listing is live, the agent assigned to your file calls once to introduce themselves. That is a working introduction, not a listing appointment. Until there is an offer, day-to-day questions stay on email and text. When we are negotiating a contract, the phone is the main way we talk. We will pick it up. We will not be your weekly sounding board. When an offer is accepted, we assign a transaction coordinator as your point of contact through closing.

Do I have to meet you or get on a long call?

No listing appointment and no house call. Qualify online. Send a utility bill and photos. Get the CMA back by email. Sign electronically. Showings run through ShowingSmart. Text or email day to day. After you are live, your listing agent calls once to say hello. After that the phone is for the transaction — offers, repairs, closing — not for being friends.

What is a CMA?

CMA means comparative market analysis. A person here writes it from recent nearby sales and your photos or video — not an AVM and not a bot. It is short: sales we used, estimated price, Path vs Sell now. It is not an appraisal. See a sample CMA. Weekdays 9 a.m.–4 p.m. Central, within one business day of a complete file.

What if I want more attention than this program includes?

This is a limited-service listing. Email support, ShowingSmart, and a transaction coordinator after an offer are what the 1% covers. It does not include listing appointments, weekly phone calls, or on-site meetings. If that is not enough, you may cancel after the listing is live and hire a full-service broker. Cancellation after the home is on HAR is $495, due when the listing is withdrawn. That fee covers the CMA, MLS entry, lockbox and sign run, and ShowingSmart setup already performed. It is not a fine for asking questions. The photographer’s invoice stays yours. If we have not put the home on HAR yet, there is no cancellation fee. The same number has to appear in the listing agreement. Broker compensation is not set by law and is fully negotiable.

Who puts out the sign and lockbox?

One of our runners delivers the yard sign and lockbox. Runners are not licensed. They cannot answer listing, pricing, or contract questions. Those go to the listing team by email.

Do you hold open houses?

Not as part of the 1% fee. ShowingSmart plus a lockbox is the access model. An open house can be added in writing if we both want it.

What if I fail the qualifier?

Do the work on the Get Ready page, or hire a full-service broker if you want a walkthrough and more hand-holding. Interview more than one. If those conversations convince you that you are ready — vacant, no appointment — come back and send the file. We start when you are ready. If you already signed an exclusive listing with another broker, we cannot take this listing or work that sale while their agreement is in force. We may add occupied homes, older homes, and higher prices later. Check this site again. That does not change the four rules today. If you want a full-service listing now, say so when you email listings@onepointhouston.com.

Who do I call after I send the form?

Email listings@onepointhouston.com. Do not expect a listing appointment. If the file qualifies, the next note is the utility bill and the phone-photo list.
