We list ready homes in Houston, Katy, Cypress, Tomball, Spring, The Woodlands, Magnolia, Montgomery, Fulshear, Richmond, Rosenberg, Pearland, Sugar Land, Hockley, Waller, and Brookshire when the four rules are met.

You hire the photographer and email the files. Then HAR and ShowingSmart.
The listing is run from a desk. The work that needs a human still has one.
Not an app. Not a Zillow number. Someone on this Houston desk uses recent sales in your section. These neighborhoods have enough look-alike houses that the number is usually tight.
15–20 minutes. We record it so a person here can price the house. That can replace phone photos for the CMA. It is not a listing appointment and nobody drives over.
One intro call after the listing is live. Optional 15 minutes after the CMA if you want a face to pick Path or Sell now. Then email and text for the ordinary week. We pick up the phone for a written offer, option repairs, appraisal, or closing.
Same desk. Same HAR filing. You choose how much listing-side commission you pay by how you want the price handled.
Sell now: list on day one at the last scheduled drop on the path. 0.75% or $2,500, whichever is greater. Raise the price later and the file is Path at 1%.
Path: list at the market number with scheduled drops every 3–4 weeks. 1% or $2,500, whichever is greater. One courtesy week if you want to hold a step. After that week, if you still will not take the drop, the file moves to Hold.
Hold: you pick the number. No scheduled drops. 1.5% or $3,500, whichever is greater. You can choose Hold at signing or land here after the Path courtesy week.
On a $350,000 sale: Sell now $2,625. Path $3,500. Hold $5,250. A 3% listing fee is $10,500. If you later agree in the purchase contract to 2.5% toward a buyer’s broker, that is another $8,750. That second check is decided when an offer is on the table, not on HAR and not on our listing agreement.
Open house: $150 for two hours, licensed agent from this office, paid when you book it. Not included in any package.

A lot of a 3% listing fee pays for portal leads, billboards, and months of chasing people who said no. We do not buy that. You show up ready, we list the house, HAR does the rest. The difference stays with you. After the NAR settlement, what you pay a buyer’s agent is negotiated when the contract comes in. Why 1% works.
